A short sale is a real estate sales transaction where the seller's lender agrees to accept less than what is owed.  Typically the lender may accept the proceeds as full settlement of the debt.

Do You Charge Anything To Do A Short Sale?


We never charge you a fee in order to do a short sale.   Typically, a commission is paid to the listing and selling agents involved, but this is taken from the lender's proceeds.

Can The Home Seller Get Money From The Short Sale?

No.  The lender will not allow the home seller to receive any money because there is no equity.

Why Is A Short Sale Better Than A Foreclosure?

A succesful short sale is much better for you than a foreclosure because a short sale prevents further damage to your credit history.  A foreclosure will show up on your credit file/history for 10 years and may prevent you from getting another mortgage or other credit for many years to come.  A short sale will allow you to move on and get the fresh start that you need.

Do I Qualify For A Short Sale?

In order to qualify for a short sale, most lenders will require: 
  • A Financial hardship
  • Your property is worth less than what you owe on the mortgage
  • You are are not financially able to pay for the home
